Windows and doors after winter: inspect first, adjust second
The first mild weekend after the heating season is a good time to walk around the house without a screwdriver in hand. Look, listen and clean before making adjustments. A handle that needs more pressure does not always call for a turned screw; sometimes the rebate contains grit, and sometimes the hardware needs a trained service visit.

Begin with one complete operating cycle
Open each window, tilt it, close it and notice both sound and resistance. The sash should not scrape the frame or need a sharp pull on the handle. At the entrance door, check the latch, locking points and door closer if fitted. Write down the symptom before changing any setting.
Then inspect the frame inside and outside. Look for cracks where it meets the plaster, water marks, detached sealant and a clear rub mark left by the sash. A phone photograph makes a service conversation much easier and provides a useful comparison if the mark changes over time.

Seals need gentle cleaning, not a household experiment

Inspect gasket corners while cleaning. The seal should not be cut, pulled from its groove or permanently flattened in one short area. Do not remove it to ‘fit it again’ unless the manufacturer’s instructions say so. Replacing the correct gasket is a small job; forcing in a similar-looking substitute can make the sash harder to close.
Hardware: clean and lubricate correctly, adjust only after diagnosis
Clean accessible hardware gently without flooding the mechanism. The lubrication points and suitable product are specified for the particular system, so keep its operating manual. A general-purpose spray is not necessarily the right long-term lubricant for a loaded hinge or locking point.
Adjustment can help a dropped or unevenly compressed sash, but it needs to follow the geometry of the window. Turning every accessible screw often moves the fault to another edge. Heavy terrace doors, loose hinges and cracked components should go straight to a technician.

Drainage paths and sills reveal how water is moving
Drainage routes in the lower frame can collect insects, leaves and building dust. Clean only the accessible areas with a soft tool, without enlarging openings or pushing debris further inside. After rain, check that water is not remaining in the frame for an extended period.
Inspect the sill junction, end caps and corners. Clear soil and leaves from door thresholds and terrace channels because they hold moisture against the connection. If a stain appears on the room side, applying silicone over the first visible gap may hide the symptom without addressing the path the water has taken.
PVC and timber finishes need different attention
PVC profiles normally need careful washing and a check for mechanical damage. Timber also needs inspection of the coating, particularly at lower edges, glazing lines and elevations exposed to the most sun and rain. A slightly dull surface is not automatically a failure, but blisters, flaking or exposed timber require action.
Do not select a care product from the door colour alone. The coating system used by the manufacturer matters. If the maintenance instructions are missing, request them before cleaning or carrying out a local repair. The wrong product can leave a patch of gloss that cannot be blended into the rest of the leaf.
Condensation: its location changes the diagnosis
Moisture on the room-side glass is connected to surface temperature, indoor humidity and ventilation. Check that vents are open and that curtains or furniture are not stopping warm air from moving past the pane. One misty morning after cooking is different from a wet frame that remains damp for hours every day.
Condensation between panes is a different warning and cannot be cleaned from the room. Persistent draughts at a closed sash or damp plaster around the frame also need proper investigation. Photograph the condition and pass it to the installer instead of taping over seals or increasing compression without a diagnosis.
